Developer's finish of an apartment - what does it mean?

Apartments finished in a developer's standard are an ideal basis for further apartment arrangement. All that's needed is to paint the walls in any color, lay down panels or tiles, and match the furniture for everyday use. There's no need to worry about electrical sockets, buying radiators, or windowsills, as these are part of the developer's equipment. Additionally, a new apartment is subject to a warranty period, which second-hand market apartments do not have.

What is the developer's finish?
The developer's finish specifies the standard in which we receive the keys to our new apartment. Information about what the developer guarantees when selling an apartment can be found in the Information Prospectus attached to the developer's agreement. The finishing standard may vary for each developer.

Below are the key elements that can be distinguished in the finished apartments
in the Aurora estate in Olsztyn:

  • wall and ceiling finishing Machine-applied cement-lime plaster is applied in bathrooms and toilets, while machine-applied gypsum-lime plaster is used in other rooms.
  • window carpentry The apartments have triple-glazed windows with sills made of resin conglomerate. External blinds controlled electrically by a wall switch are installed on the ground floor windows facing the courtyard.
  • entrance doors to apartments Anti-burglary doors in architectural concrete color, matching the finish of the walls near the elevators. The doors are equipped with a peephole, a strip lock, and anti-pick bolts.
  • water and sewage installation Hot and cold water installation is brought to the bathroom and kitchen, terminated with caps for self-distribution within the room according to the individual layout project. Prepared sewage risers with tees are also ready for self-distribution of sewage for individual sanitary fixtures.
  • central heating installation Each apartment is equipped with radiators with bottom approach, and in bathrooms, a wall-mounted "towel warmer" radiator is installed.
  • electrical installation The apartments are equipped with sockets and switches. Additional sockets are prepared for a dishwasher and oven. An AV+LAN socket in the living room is ready for cable TV and collective, digital terrestrial, and satellite TV installation.
